Jaipur UDH Department To Provide Relaxation For Minimum Construction On Plots
The Jaipur urban development and housing (UDH) department have decided to provide relaxation to those owners who have purchased plots in government schemes but have failed to carry out minimum construction as per the norms.
Considering the fact, the development authorities in many schemes are not able to provide basic infrastructure, the decision has been taken not to charge penalty from property owners. For the same, the empowered committee has ordered for an extension in the minimum construction duration restrictions, applicable on properties allotted or auctioned by urban bodies.
According to the Rajasthan Improvement Trust (disposal of urban land) rules 1974, those allotted land by the urban bodies must develop it in stipulated time duration. Now, if a person has got possession of land in an underdeveloped area, his duration of minimum development will start only after the neighbourhood is reported developed by the committee. For residents who have purchased land in an already developed area, the duration for development will be calculated from the date of possession.
This would be a major relief for many residents who are not able to construct houses in colonies, as there is no development there. A number of plots in housing societies are found unoccupied as allottees avoid construction due to lack of infrastructural development. Moreover, in absence of power supply, sewerage system and water supply in the upcoming colonies, allottees avoid construction.
Since 2005, JDA has launched 31 housing schemes. But there is no habitation in most of the colonies. An official source at UDH said the state finance department had recently proposed to impose 50% of the ‘resumption charges’ on those who have purchased plots in government schemes but have failed to carry out minimum construction as per the norms. The new orders would provide a sigh of relief to thousands of owners.
