Extra Floor Space Index for Nagpur Municipal Corporation FSI
Nagpur Municipal Corporation FSI: NMC is planning to get extra floor space index (FSI) for making flats to be constructed under Pradhan Mantri Awas Yojana affordable for the beneficiaries. After approval, the civic body or Slum Rehabilitation Authority (SRA) can take benefit of extra FSI under any government or its own scheme.
Officiating mayor has organized a general body meeting on November 20. Altogether 13 proposals, 5 pending and 8 new along with 10 general body questions will come up for discussion at the meeting.
One of the proposals is related to extra FSI. As per the existing norms, the NMC or any individual/establishment excluding Nagpur Improvement Trust (NIT) gets 1-1.25 FSI for construction of residential housing schemes. The NIT had got approved FSI of 2.5 for its housing schemes from the state government many years ago.
Under Pradhan Mantri Awas Yojana (PMAY), the NMC had proposed to construct 50,000 flats across the city for middle class, lower middle class, Economic Weaker Section (EWS) and Lower Income Group (LIG). Hence, the civic body has proposed to get 2.5 FSI, which will be applicable if the land is owned by the NMC or is a private one.
For this, a new schedule will be inserted in the city’s Development Control Regulation (DCR). After general body’s approval, the proposal will be put up before the government for final consent.
NMC has also proposed a rider for using the extra FSI. For utilizing 2.5 FSI, the NMC will have to make available 25% of the flats to EWS and LIG. The NMC and NIT had planned to construct affordable houses under PMAY in February 2016. Nagpur Municipal Corporation is yet to identify land and go for construction. NIT has identified land for 5,000 flats. Construction of 264 flats at Wathoda has commenced.
