Dehradun Draft Housing Policy for EWS Flats below Rs 10 Lakh
Dehradun draft housing policy, Uttarakhand government pushes private builders to construct EWS houses priced below Rs 10 Lakh, it has shown a mild response owing to the gloomy real estate market conditions.
As per the draft housing policy, the builders would construct 15% flats for the EWS (Economically Weaker Section) and LIG (Lower Income Group) flats priced below Rs 10 Lakh in the housing projects. The draft policy also has a provision of offering the state government owned land on a long term lease through auction, to the builders who are willing for EWS flat scheme projects. According to the existing rules, the builders who opt not to build EWS category flats, pay up the shelter funds to the state government.
The draft housing policy has the provision of easy land conversion charges, development charges and other clearances for the projects, builders still have reservations about such projects. Benefits offered in the draft housing policy for EWS do not work out financially, so the builders are opting to pay the shelter funds to the state government. New policy would not encourage the builders unless the project is a combination of both commercial and residential in a land parcel.
Some builders take affordable housing projects as the new opportunity to revive real estate market. Builders need financial backing from the state for launching such projects.
For the real estate expansion the government is in the process to arrange land parcel in cities including Dehradun.
